The problem

Four bedroom terrace, tank in the loft, cylinder in the airing cupboard, and radiators that took an hour to warm up. The owners wanted the airing cupboard back and were quoted between £2,800 and £4,600 by three other firms, none of whom would commit until after a paid survey.

What we did

We stripped out the tank, cylinder and all the redundant pipework, ran new 22mm from the meter, fitted a Worcester Bosch 4000 in the kitchen and rebalanced all nine radiators. The loft went from full of plumbing to empty and boarded.

Where it ended up

The house heats in eighteen minutes rather than an hour. They got a cupboard back. The final invoice matched the quote to the penny, including the two extra days of pipework we had not budgeted for.

The problem

A local landlord was chasing three different engineers for certificates, getting them late, and had twice been caught with an expired CP12 at a tenancy renewal.

What we did

We put all eleven properties on one renewal calendar, book the tenants directly so the landlord is not the middleman, and issue the certificate as a PDF the same day it is done. Three boilers were beyond economic repair and were replaced over eighteen months rather than all at once.

Where it ended up

No expired certificates in two years. The landlord has not had to chase us once, which he tells us is the entire point.
